Cement Board Replacement and Repair at an International School, Kota Damansara
The facilities team at an international school in Kota Damansara flagged a section of wall above their covered outdoor court that had started bleeding rust down the cement board panels. It wasn’t cosmetic – rust streaking like that almost always means water has found its way behind the board, usually through a compromised panel joint or fixing point, and is now working on the metal fasteners from the inside. Left alone, it only gets worse. Vseal Engineering was brought in to assess the wall and replace the affected panels.
The Problem: A Tall Wall, Not a Simple Patch Job
The affected panels sat high on the building’s exterior, directly above an active covered sports court – the kind of spot where a full scaffold tower isn’t just inconvenient, it eats up usable court space for days and creates a fenced-off zone right where students walk through between classes. Scaffolding was the obvious default, but not the practical one.
Why Rope Access Instead of Scaffolding
This is one of the reasons Vseal runs its own rope access team rather than subcontracting height work out. For a job like this – a defined section of wall, not a full facade – two IRATA-trained technicians can rig anchor points on the roof, descend on ropes, and reach the exact panels that need attention without a single scaffold pole touching the ground. Because the work was happening directly above an occupied court, the team also rigged chain-link safety netting across the full width of the work zone before anyone went over the edge – standard practice for Vseal on any live-campus job, but worth spelling out here because it shows up clearly in the photos below.
The Work: Panel by Panel
With anchors set and the net up, the team worked down the wall face, identifying every panel showing rust bleed or movement at the fixings, not just the most obvious one. Damaged cement board sections were removed and replaced with new board, matched into the existing panel lines so the repair reads as part of the wall rather than a visible patch. Fixings were redone properly rather than simply re-driven into the same compromised points – if the original fixing detail was letting water in, repeating it just buys the same problem back in a year or two.
The Result
What was a streaked, visibly failing section of wall came back as a clean, uniform panel line with no staining and no loose fixings. The court underneath stayed open for the school to use through most of the works, and the job wrapped without needing a scaffold license, a hoarding permit, or a week of disrupted access.
